Project Overview

In February 2023, a severe flood impacted a picturesque 4-bedroom period property located in a charming village on the outskirts of Dorking, Surrey. The flood caused extensive damage to the home, necessitating a comprehensive renovation to restore the property to its former glory. The insurance company overseeing the claim appointed Madlins Construction and Property Consultants to manage the project and conduct a competitive tender process. Following this, At Home Services was selected as the successful contractor to undertake the complex renovation work.

Challenges and Requirements

The project presented several challenges due to the property’s age, rural location, local character, and the extensive nature of the flood damage. Key challenges included:

  1. Water Damage Remediation: Significant water infiltration had compromised the structural integrity of walls, floors, and ceilings. The property required thorough drying and dehumidification before any restoration work could begin.
  2. Restoration of Period Features: The property boasted a range of ornate features, including original timber beams, sash windows, and plasterwork. These elements required careful restoration to maintain the property’s character.
  3. Complex Structural Repairs: The flood had weakened certain structural elements, necessitating complex repairs to ensure the building’s long-term stability.
  4. Certifying Post-Drying: Before restoration could proceed, the property needed to be certified as sufficiently dried out, ensuring no residual moisture remained that could lead to future issues such as mold or further structural damage.

Project Execution

At Home Services commenced work with a detailed assessment of the damage, followed by the installation of industrial-grade dehumidifiers and fans to dry out the property. This drying process was meticulously monitored over several weeks until moisture levels were reduced to acceptable standards.
Once the property was certified as dried out, At Home Services began the restoration phase. This included:

  • Structural Repairs: Replacing and reinforcing damaged beams, joists, and walls to restore the structural integrity of the property.
  • Restoration of Period Features: Skilled craftsmen were employed to restore the original timber beams, refurbish the sash windows, and repair the ornate plasterwork. Where restoration was not possible, bespoke replicas were created to match the original features.
  • Modern Upgrades: While maintaining the property’s historical character, At Home Services also integrated modern upgrades to enhance comfort and energy efficiency, including the installation of underfloor heating and upgraded insulation.

Outcome

The renovation was completed within the agreed timeframe and budget, despite the complexities involved. The property was restored to its original charm, with its period features preserved and structural integrity ensured. The work was closely monitored and approved by both the insurers and independent certifiers, guaranteeing the home was safe, dry, and ready for occupancy.
